Owens Corning Crawl Space Encapsulation Nationwide

Owens Corning Crawl Space Encapsulation: The Los Angeles Owner’s Guide

Owens Corning crawl space encapsulation in Los Angeles typically runs $4,500 to $9,800 installed depending on square footage, access height, and whether we’re removing old vapor barrier or starting clean. We stock Owens Corning-compatible encapsulation materials on our trucks and can usually start within 48 hours of your estimate. Most Los Angeles homeowners discover their encapsulation has failed when they smell earth or mildew in the living space, see standing water under the house after a rain, or notice their floor feels damp even on dry Santa Ana days.

We’re Laurel Attic Insulation Los Angeles, an independent service provider and not affiliated with Owens Corning. What we are is deeply familiar with their product line, the failure patterns we see across LA basements and crawl spaces, and what it actually takes to get an encapsulation job done right the first time. Chase Whitaker, our owner, has been working in LA attics and crawl spaces for fifteen years, and he’ll tell you straight: most crawl space problems aren’t the material. They’re the install.

Which Owens Corning Models This Applies To

Owens Corning’s crawl space encapsulation line centers on their Foamular® rigid foam board (most commonly the 250 and 400 series) paired with reinforced vapor barrier sheeting. The 250 series is a 25-psi compressive strength board, the 400 is 40-psi, and the difference matters: a 400-series board handles foot traffic and stored items without crushing, where a 250 can deform if your crawl space doubles as storage. If your existing encapsulation used a 250 where it should have been 400, that’s usually the first thing to fail.

The vapor barrier side is where compatibility gets tricky. Owens Corning specifies their PinkWrap® or equivalent Class I vapor barrier (per ASTM E1745), and the thickness on their commercial-spec jobs is 12-mil minimum. A lot of LA homes we inspect were done with 6-mil poly from a big-box store. It looks similar for the first year, then tears, punctures, and lets moisture through. If you’re replacing, match the original spec or step up to at least 12-mil reinforced – the cost difference is maybe $150 for a typical 800-square-foot crawl space and it’s the single best upgrade you can make.

We also stock quality aftermarket equivalents that meet or exceed Owens Corning’s stated specs. For most residential jobs in Los Angeles, a 12-mil reinforced barrier with the right ASTM rating performs identically to name-brand PinkWrap and costs a bit less. If you specifically want the Owens Corning label, we’ll install it. If you want the right spec at the right price, we’ll show you both numbers before we start.

Signs Your Owens Corning Crawl Space Encapsulation Is Failing

  • Musty or earthy smell in the living space. This is the most common first sign in Los Angeles. Your encapsulation’s job is to block ground moisture from evaporating up into your floor assembly. When the barrier tears, moisture moves freely, and the smell follows. It gets worse after rain.
  • Condensation on ductwork or floor joists under the house. If you shine a light under there and see water beading on metal ducts or dark streaks on joists, the barrier isn’t doing its job. In LA’s coastal areas, this is especially common May through July when the ground is still damp but the air warms up.
  • Standing water or visible tears in the vapor barrier. A torn liner, a gap where the barrier meets a foundation wall, or water pooling on top of the plastic are all signs the system has been compromised. Even a six-inch tear lets a surprising amount of moisture through over a season.
  • Floor feels damp or cold even with the heat on. Encapsulated crawl spaces keep the floor warmer and drier. If yours feels clammy, especially on the north side of the house or in hillside neighborhoods like Silver Lake or Echo Park, the barrier is likely perforated somewhere.
  • Rising humidity readings in the crawl space. A properly encapsulated LA crawl space should hold between 45% and 55% relative humidity. If you’re seeing 65% or higher on a hygrometer, something’s wrong – and in the San Fernando Valley’s summer heat, that standing moisture becomes a mold problem fast.

Replacement Cost & What’s Included

For a typical Los Angeles crawl space between 600 and 1,000 square feet with 3 to 4 feet of clearance, full Owens Corning-compatible encapsulation runs $4,500 to $7,200. Smaller spaces under 400 square feet usually land around $3,200 to $4,500. Large or low-clearance jobs, where our crew is working on their backs the whole time, push toward $8,000 to $9,800.

Every encapsulation quote from us includes:

  • 12-mil reinforced vapor barrier, ASTM E1745 Class I rated
  • Foamular 250 or 400 rigid board on foundation walls where specified
  • Seam tape and mechanical fastening at all overlaps and terminations
  • Removal and disposal of failed material already under the house
  • A written price before any work starts – no door-step surprises
  • Written 365-day workmanship guarantee with a free second visit if anything fails

What drives the range is mostly access. A crawl space with 5 feet of clearance goes faster than one with 2 feet. If we’re working around old ductwork, plumbing, and decades of stored junk, that adds time. We’ll give you one number, in writing, before we touch anything.

DIY or Call Us?

Here’s the honest split. You can safely spot-check the obvious: shine a light under the house, look for pooled water, visible tears in the plastic, and whether the barrier still runs up the foundation walls or has fallen away. You can even snap photos and send them to us for a preliminary read. That costs you nothing and tells us a lot before we ever show up.

What you shouldn’t DIY is the install itself. Crawl space work in Los Angeles means tight spaces, possible wildlife (rats, black widows, the occasional displaced raccoon), questionable air quality, and the reality that a poorly sealed encapsulation is worse than none at all – it traps moisture rather than blocks it. We’re licensed, insured, and equipped for this specific job. If your attic is the problem, we’ll tell you – and then we’ll fix it for a number you can actually plan around. Call us at (213) 698-7067 and we’ll give you a straight answer on what you’re looking at.
